Description

This highly anticipated, master planned, mixed use project, was in the planning and permitting phases for over 15 years. After many budgeting constraints that nearly halted construction, the project was finally made possible through a combination of public and private funding. This 72 acre project includes 242 residential units, and over 500,000 square feet of office and retail space. It also connects the Park Village community to the 56 Freeway via the extensions of Carmel Mountain Road and Camino Del Sur. The scope of work for TC Construction included self performance and management of a wide variety of trades from the onset of the earthwork through the final paved roadways. The TC Construction contract included the following major elements:

  • 420,000+ cubic yards of mass excavation and remedial grading
  • 7,000 of of 12 – 15 inch sewer, some as deep as 34 feet
  • 11,000 linear feet of 18 – 48 inch storm drain
  • 90+ cast in place concrete structures
  • Three storm trap hydro modification units consisting of over 47,000 cubic feet of storm water treatment
  • Six modular wetlands biolfiltration structures
  • 6,000 linear feet of primary electrical, telecommunications, and communications conduit packages
  • 600,000+ square feet of slope, parkway, landscaping and irrigation
  • 4,000 feet of biking and hiking trails
  • Two intersection conversions to roundabouts
  • 20,000 square feet of segmental, mechanically stabilized retaining walls
  • Three 4-way traffic signals
  • 2 lane road widening to 4 lanes
  • Over one mile of new 2 – 4 lane roadway paving and streetscape, which provided a long awaited second access and evacuation route for the existing Park Village neighborhood
